Privacy Policy

Appraisal Department, Inc.

This policy covers the ADI Mobile Appraisal iOS app and the ADI Management platform, both operated by Appraisal Department, Inc. ("we", "us").

Who uses this app

ADI Mobile Appraisal is a professional tool for licensed and certified real estate appraisers, and the staff of their firms, who are active subscribers to the ADI Platform. It is not a consumer product and is not offered to the general public. Access requires an active subscription account and a device paired to that account.

Appraisal Department, Inc. provides the software. The appraisal assignments carried out with it belong to the subscriber and their firm, who remain responsible for their own professional and licensing obligations.

What the app collects

Property photographs

Photographs of subject and comparable properties captured with the device camera during an inspection, together with any caption you type. Used to produce the appraisal report.

Location (while using the app)

Your device location, only while the app is open, to place comparable sales on the map and to refine a property pin while you are standing at the property. We do not track location in the background and do not build location histories.

Assignment and property data

Sketches, measurements, room and material records, inspection notes, and the property details you enter. This is the work product of the appraisal assignment.

Account and device information

Your sign-in identity, the subscribing firm your account belongs to, and a device identifier and cryptographic keys created when the device is paired. These establish that a returning device is genuinely yours.

What we do not do

  • We do not sell or rent personal information.
  • We do not use the app for advertising, and we do not share data with advertising networks.
  • We do not include third-party analytics or behavioral tracking in the app.
  • We do not track your location when the app is closed.

How the information is used

Solely to provide the service you are using: capturing your field work, syncing it between your device and your account, and assembling it into the appraisal report and its supporting workfile. The report itself is communicated to the client by the appraiser.

How it is stored and protected

Assignment data is stored on your device and synchronized with our platform, which runs on Google Firebase (Firestore, Cloud Storage and Authentication) in the United States. Google acts as our service provider and processes the data on our instructions.

Field results sent from the app to your firm's account on the ADI Platform are encrypted end to end on the device before transmission, using per-device keys established at pairing.

Who can see the files

Access to an assignment's files — photographs, sketches, field data and the report — is restricted to the appraiser the assignment belongs to and to the authorized staff of that appraiser's firm. Office staff at the subscribing firm may have access to appraisal data coming from the app where the firm has authorized it, which is how an appraisal office normally operates.

No other subscriber can see your firm's assignments.

Our own personnel can access assignment data, and do so as a normal part of running the service: to operate, maintain and secure the platform, to investigate a fault or a support request, and to develop, test and improve the software. Access is limited to those staff reasonably necessary to carry out those purposes, and they are bound by obligations of confidentiality.

We do not use your assignment data to perform appraisals of our own. We do not sell or rent it, and we do not disclose it outside the purposes described in this policy, except in response to a lawful request from a court of competent jurisdiction.

Deciding which members of a firm are authorized is the subscribing firm's responsibility, managed through the account controls on the platform.

Who the information is shared with

  • Google Firebase — as the hosting and storage provider described above.
  • When the law requires it — for example a lawful request from a court of competent jurisdiction.

We do not share app or platform data with clients. The completed appraisal report is communicated to the client by the appraiser directly, as part of the appraisal assignment; the underlying field data, photographs and workfile are not made available to clients through this app or platform.

How long it is kept

Data stays in your account for as long as you keep it there. It is retained until you delete the data or the account, except where a law of a relevant jurisdiction requires us to keep it for longer.

Your choices

  • Camera and location access are requested when first needed and can be changed at any time in the iOS Settings app. Declining location does not prevent you using the app; comparable pins simply are not refined automatically.
  • If you are an appraiser or member of staff using this app, you may ask us what personal information we hold about you, and ask for it to be corrected.
  • You can delete your data or your account. Deletion requests are honored except where a law of a relevant jurisdiction requires us to keep a record. Deleted data is removed from the live service promptly; residual copies may persist in routine backups for a limited period before those backups age out.

Children

This app is a professional tool and is not directed at children. We do not knowingly collect information from anyone under 13.

Changes to this policy

If this policy changes materially we will update the date at the top of this page and, where the change affects how assignment data is handled, notify account holders directly.
